With your own hotel website, guests can book directly with you, without commission, and you own the relationship with the guest. You don't have to leave the booking sites to get started.
Do keep the booking sites. Timvat makes it easy for guests who already know you, or find you on Google, to book directly. Terms vary between sites, so we mention no percentages here.
You define room types, such as single, double, family room, suite or cabin, and state how many rooms you have of each.
For a solo traveller or a business guest. A single room is often the best-value option and tends to fill on weekdays. You enter the number of rooms, photos and price, and the guest sees the room with its own page and its own gallery.
The most common room for couples and two travellers. You can distinguish a double bed from two single beds by describing the beds, and state the size in square metres. The room is shown with photos, amenities and price per night.
Space for children and adults. State the maximum number of adults and children, so guests with children only see the rooms that fit. A clear description of beds and space makes families dare to book directly.
The exclusive option with more space and a higher price. With large photos and a longer description, the suite can sell itself. You only list a few rooms, and the occupancy calendar shows straight away when they're free.
For cabin sites and guest houses, each cabin or cabin type works as its own room type. You state how many cabins of each type you have, and the guest sees which is free for their dates.

Because you state how many rooms each type has, Timvat works out how many are free for each date. A guest can't send a request for a room type that's fully booked on those days. You can also block individual rooms or dates, for example when a room is being renovated or you want to keep a room temporarily closed.
With a clear picture of next week's occupancy you see when it will be full and when it's quiet. That makes it easier to plan cleaning, breakfast and staffing. You can also enter a booking manually when a guest phones or walks in, so the calendar stays right and you don't have to keep track in two places.

A small hotel often has limited staff and guests with special wishes. By approving each booking you stay in control: you can see whether a family room really is free, whether the guest has a request you must be able to meet, and whether the arrival time works. You set the response time yourself, 24 hours by default. As it runs out you get a reminder, and if it expires without an answer the guest is told. The guest can also cancel through a link in the confirmation, and you get a message when that happens.

A B&B with a few rooms needs something simple. Add one or two room types, state how many rooms you have and set a price. Guests send a request with their wishes, for example arrival time and breakfast, and you reply when it suits. It works as well with three rooms as with twelve.
A hostel often has both private rooms and dorms, and many guests from other countries. You can add each room type separately with its own price and its own count. Because the site can show several languages, foreign guests understand what they're booking, and you can take them directly.
Guesthouses often have regulars and a personal tone. Your own website with your own photos and a clear booking request suits that style. You decide whether to approve each booking, and the guest gets a personal answer from you, not from a platform.
Cabins can be added as room types, with a number of cabins per type and a price per night. The guest sees which cabin type is free for their dates. You can block cabins during seasonal maintenance so they can't be booked, and open them again afterwards.
If you have a few apartments or a guest house, each apartment type can be its own room type. Describe the kitchen, beds and area, add photos and set a price. You can also enter a manual booking in the dashboard when a guest phones or emails, so the calendar is always right.
